Terms and Conditions

These Terms and Conditions govern your use of Kertenia’s website and services, including all bookings and stays at our properties in Greece and Portugal. By accessing our website or making a booking via Booking.com or directly with us, you agree to be bound by these terms. If you disagree with any part of these terms, please do not use our website or services.

 

1. Definitions

  • “Kertenia,” “we,” “our,” or “us” refers to Kertenia Properties and its subsidiaries.

  • “Guest,” “you,” or “your” refers to the person booking or staying with us.

  • “Property” refers to any accommodation operated by Kertenia.

  • “Booking” refers to a reservation of accommodation or services.

  • “Website” refers to www.kertenia.com and all associated pages.

 

2. Booking and Payment Terms

  • Reservation Process – Kertenia does not currently process reservations or payments directly through the website. All bookings must be made via our official listing on Booking.com or by contacting us personally (email or WhatsApp).

  • Payment and Confirmation – Payment and booking confirmation will be handled through Booking.com or directly with Kertenia. Rates are per property per night unless otherwise specified and include VAT and local taxes. Additional services may incur extra charges. Rates are subject to change until your booking is confirmed.

  • Accepted Methods – Payment options are those provided by Booking.com or, for direct bookings, will be agreed upon privately with Kertenia.

 

3. Cancellation and Modification Policy

  • Cancellation by Guest – Cancellations more than 40 days before arrival will receive a full refund minus an administrative fee. Cancellations 14–40 days before arrival will receive a 50 % refund. Cancellations less than 14 days before arrival are non‑refundable. All cancellations must be made in writing and will be processed through the channel by which the booking was made (Booking.com or direct contact).

  • Modification of Booking – Changes are subject to availability and may incur fees. Rate differences will be charged or refunded as applicable.

 

4. Property Usage Rules

  • Check‑in and Check‑out – Check‑in time is 15:00 and check‑out time is 11:00. Early check‑in and late check‑out may be possible subject to availability and additional charges.

  • Occupancy – Guests must not exceed the maximum occupancy specified for each property. Additional guests must be declared and approved. Exceeding occupancy limits may result in additional charges or termination of stay.

  • Smoking and Pets – Smoking is not permitted inside any property. Pets are allowed only in designated properties and require prior approval.

  • Quiet Hours – Quiet hours are 23:00–07:00.

  • Property Care – Guests are responsible for the condition of the property during their stay. Damages, missing items or excessive cleaning may result in additional charges.

 

5. Activities and Services

  • Water Sports – Participation in water sports or outdoor activities is at your own risk. A mandatory safety briefing may be required, and use of equipment depends on weather conditions. Instruction is available only through certified professionals.

  • Wellness and Retreat Activities – Yoga, breathwork and other wellness sessions require advance booking. Medical conditions must be disclosed; instructors reserve the right to refuse participation.

  • Equipment Rental – We can provide contacts for equipment rental (e.g. surf, kite, wing gear). Equipment is rented under third‑party terms and conditions.

 

6. Liability and Insurance

  • Property Liability – Kertenia is not liable for personal injury, loss of personal belongings or service interruptions beyond our control (e.g. weather conditions, power outages).

  • Guest Responsibility – Travel insurance is strongly recommended. Guests are financially responsible for any damage, breakage or loss of items during their stay. By booking, you authorize Kertenia to charge for such damages discovered during or after your stay. Guests are liable for their own actions and those of their visitors.

 

7. Privacy and Data Protection

  • Data Collection – We collect personal information provided during booking, such as name, contact details, payment information and stay preferences. Data is used only to process bookings, provide services and improve guest experience.

  • Storage and Protection – Data is stored on secure servers and shared only with service providers necessary to fulfill your booking (e.g. Booking.com).

  • GDPR Compliance – You have the right to access, rectify or erase your data and the right to data portability in accordance with applicable regulations.
     

8. Website Usage

  • Intellectual Property – All content on the site (text, images, logos, design) is protected by copyright. You may not reproduce, distribute or use this content commercially without our written consent.

  • Accuracy – While we strive to ensure all information is accurate, it is subject to change. We reserve the right to correct any errors or omissions.

 

9. Governing Law and Jurisdiction

These terms and conditions are governed by Greek law. Any disputes will be subject to the exclusive jurisdiction of the Greek courts. Alternative dispute resolution may be available in certain situations.
